Softening market. The last couple of
years we have been experiencing difficult insurance markets and
we are glad to see things loosening up a bit. We are
seeing some of the rates coming down on difficult to place
risks, new programs with lower rates.
Contractors in
California will probably always have a difficult time locating
suitable insurance policies. Watch for innovative and non
standard policy wording on policies that appear to be a "good
deal". Remember the old adage: "If it sounds too
good to be true, it probably is."
General
contractors: Make sure all of your sub contractors provide
you with certificates of insurance, and additional insured
endorsements in your favor AND that their limit of liability
insurance is equal to or greater than yours. Absent this,
your liability insurer may deny claims or rate sub contractors
as if they were employees, which could be extremely costly.
Certificates of
insurance are a great tool for quick reference to insurance
company information and policy limits. They are woefully
inadequate, however, in providing policy information, including
deductibles, exclusions, warrants and classifications covered.
If you really want a clear policy picture, you will need a copy
of the policy declarations, including the endorsements list.
MOLD – a huge topic for residential consumers. We know what we hear on TV and, frankly, many times the stories heard are biased or incomplete. Decidedly this issue will not go away and is cause for concern. You may be aware of the "Mold" issues the insurers are battling and the cost of litigating and claims settlement is staggering. It has impacted the viability of the entire residential insurance market, causing many insurers to discontinue writing residential risks all together and many others to leave the state of California. This applies to both the commercial lines of business (i.e., apartments) and personal lines (homeowners, non owner occupied dwelling) |
